SCOPE
At the onset, we familiarize ourselves with the current status of the project, specific goals, & objectives. We delineate & confirm responsibilities for the Project Team, establish a detailed project strategy, coordinate a preliminary budget, & prepare a cash flow analysis for the proposed development.
BUDGET
We prepare massing studies based on value analysis and industry best-practices to determine a preliminary project budget. We collaborate with qualified contractors to provide detailed cost estimating at specified intervals in the design process.
SCHEDULE
We provide realistic scheduled milestones for the whole project based on input solicited from the project team during the pre-schematic phase. We facilitate on-going reporting by all parties in order to track the project’s critical path and maintain the overall project schedule.
PROFORMA
At scheduled intervals, we will use our proprietary software to to generate a detailed project proforma based on budgeting exercises performed in each phase of the project starting in conceptual through the bidding & negotiation of fixed-price and GMP contracts.
approvals & funding
During the design phase of the project, we will involve local regulatory and governmental representatives to monitor the project design process in order to simplify the approval and permitting process. Once there is a defined scope, budget, schedule, we will provide necessary documentations (aka. Pitch Packet) for soliciting bank financing, grants or other type of incentives within a project jurisdiction.
DELIVERY
After securing funding, we oversee the project delivery by assisting with price negotiation, value engineering process, construction administration, contract management, pay applications, reporting and final punch lists.
