34 W. E.H. Crump Blvd. will be a new, mixed-use development activating a blighted yet significant regional corridor into Downtown Memphis. Located at the southern edge of the CBD along a state highway and adjacent to its intersection with I-55, the site is a nexus of transportation with multi-modal access to the city.

The development is separated into three distinct yet harmonious buildings of moderate density to maximize affordability and respond to the differing zoning constraints across the two parcels. A commercial space occupies the ground floor of the southern Building C, holding the edge of Crump Blvd. with a reduced setback to align with the historic fabric of the highway. A mix of one- and two-bedroom apartments fill the remainder of the buildings with a screened surface lot between them. A gradient of brick and dark siding unify the development, with the further integration of matching site walls, fencing, and landscaping.


Building A

Type B units are limited to the ground level while units at upper levels may have reduced clearance requirements around doors and fixtures. MEP system locations are maintained for the efficient stacking of systems to reduce construction costs.

Building B

Accessible units of each apartment type are located on either side of a pass-through breezeway, allowing pedestrian connection from all buildings to the parking area and keeping accessible units closest to accessible parking spaces.

Building C

The entire ground floor of Building C is offered for commercial use, with a flexible floor plan that may be subdivided for multiple tenants.



Live-work apartments with entries facing Virginia Ave. will help to activate the slowly developing neighborhood. New sidewalks and curbs are proposed to promote walkability and site-lighting will increase safety and visibility.
