47 S Main St

Originally constructed in 1872 as a four-story building together with its neighbors, 47 S. Main St. served as a home for numerous notable businesses over its initial half-century (the Memphis Queensware Company, Zellner Shoes, the Majestic Theatre No. 1, and the Majestic Amusement Company’s offices). In 1926, the buildings were reduced to two-stories to reduce its tax burden and began nearly 100 years as the home of a “five & dime,” first as Silvers and then McCrory before becoming the modern equivalent as the Family Dollar. Now vacant, this building along with its southern neighbor at 51 S. Main St., will be adapted for a mix of uses and become an example of how to create residential density within a midblock historic building.


Commercial Program

The ground floor and basement will accommodate future commercial uses, each with storefront access and visibility along the South Main Street Mall. An historic stair that was previously concealed will be reclaimed, refinished, and utilized for direct access to the basement space from the street. Other historic finishes, such as the stamped metal ceiling, will also remain intact within the new ground floor spaces for lease.


Residential Program

The upper level will house eight residential units, with the inner-most five units being lofts to allow access to natural light and emergency egress. The lofts utilize the existing attic deck, which was once the third floor of the former larger building. These lofts also afford access to a roof deck with views to the Mississippi River and future Brooks Museum to the west.
